1Are you licensed and insured?
Yes, Daniel Lombardo has been a licensed general contractor in the state of Florida Since 2006. License Number CGC1513048. Lombardo Construction is also fully insured. We require all subcontractors to be fully insured as well and consistently verify that the insurance certificates are active. All employees are covered with Workers Compensation insurance.
2Do I need to have my own building plans?
No. We have developed strong relationships with designers and architects that we believe meet the standards of quality we aim to achieve in having the opportunity to do work on your home. We prefer to work with our own designers, for this reason, however, we are able to work with any pre-existing plans you may have with any architect, provided they meet local and current Florida Building code requirements.
3What is the average time that a project will take?
Every construction project is different and there are a number of factors that come into play. On average we are within 15% of our estimated time budget according to the estimate we give following our in-home consultation.
4Are permits required for home renovations?
The answer depends on your municipality and whether or not you are homestead in your home. If this is your second home or you live in a condominium, or you have lived in your home for less than 1 year, then you are required to hire a licensed contractor for most projects. If you are homestead a permit may still be required, however, you may be able to open a home owner’s permit. Just the same, it is advised to hire a general contractor on most home projects, in order to avoid a myriad of potential problems and delays only an experienced contractor can foresee. There are surprises lurking in every home’s walls that may leave you stuck unless you know who to call and what to do. Hiring a quality, experienced company, like Lombardo Construction is always a wise decision and will save you money in the long run.
5What if I’m good with my hands, and I just need some professional advice?
We offer consulting services and project management for those that want to experience the satisfaction of a hard day’s work with a little guidance. Daniel Lombardo has almost 30 years of experience in the construction industry and has been practicing as a General Contractor in Florida since 2006. His friendly expertise can help you realize your goals with more confidence and less wasted steps.
6How are estimates structured?
Some estimates are built on a cost-plus basis. This type of contract specifies that the buyer must pay all the project costs incurred by the contractor, plus an additional amount for profit. These types of estimates will not give a firm understanding of the total overall budget. At Lombardo Construction we believe in being as transparent as possible. We offer our customers a detailed fixed cost estimate to ensure that there are no surprises later on. Our clients are able to plan their project confidently.
